Lands Department invites bids for San Tin plots
Arrangement covers 17.7 hectares for private housing and 8.8 hectares for modern industry.
The Lands Department has opened land exchange applications for designated development sites within the San Tin Technopole, with submissions due by 16 October.
The land exchange arrangement covers about 17.7 hectares planned for private residential development, 7.5 hectares for mixed residential and commercial use, and 8.8 hectares for modern industry sites, mainly for logistics and storage.
Applicants must accept the binding basic terms offer with premium by 17 August 2027.
“If an application cannot be concluded within the specified timeline, the Government will initiate land resumption procedures to avoid delaying the overall works programme of the new development area,” the department said.
Applicants can choose standard rates for premium assessment instead of the conventional case-by-case mechanism. The applicable standard rates will be announced at a later date.
It also allows applicants to surrender eligible land they own within designated Northern Metropolis projects to offset the land premium.
The Government will calculate the value of surrendered land based on the applicable land compensation rates for resumption.
The Pilot Scheme on “Pay for What You Build” will apply to non-residential developments covered by the land exchange exercise.
