Flexible workspace demand jumps 27% as core districts drive growth

Hong Kong’s flexible workspace market recorded a 27% increase in demand in January and February 2026 compared with the same period last year.
Demand remained concentrated in core business districts, according to data by the Instant Group.
In the first two months, demand in Central and Admiralty rose 40% year-on-year.
Central and Admiralty accounted for 32% of the market share in 2025, followed closely by Causeway Bay and Wan Chai at 31%.
Collectively, the two areas represent nearly two-thirds of total demand.
Cost-effective submarkets are also gaining traction, with Tsim Sha Tsui recording a 47% rise in demand in January and February, following 11% growth in 2025.
Average desk rates in Tsim Sha Tsui were $745.71 (US$606) per month in 2025, compared with $5293.90 (US$676) in Central and Admiralty.
