According to the property’s sole agent, CBRE, the asset features four floors with four residential units above a basement car park, offering a total gross floor area of 4,834 square feet (sq ft).

Located at the intersection of Junction Road and Dumbarton Road in Kowloon City, the property is just a three-minute walk from Kowloon City Plaza and adjacent to Munsang College.

It also covers an area of approximately 1,400 sq. ft. as a standalone lot, sharing a staircase entrance with No. 23 Junction Road and forming part of a building complex with Nos. 48-50 and Nos. 52-54 Grampian Road.

Avan Pau, senior director of Capital Markets at CBRE Hong Kong, said that buyers can explore options like converting the property into co-living spaces or hostels for immediate returns.

“With the asking price significantly adjusted from the peak, we expect this subject property will attract many investors,” he said.
