Repulse Bay detached house listed at $200m

House B at Villa Corniche, 21 South Bay Road, Repulse Bay, has been put up for public sale at an indicative price of $200m, with CBRE appointed as the sole agent by the mortgagee.

The detached house has a saleable area of about 3,433 square feet (sq ft), a private garden of about 1,000 sq ft and an independent garage with two parking spaces, CBRE said.

The property will be sold on an “as-is” and vacant possession basis. Its indicative price is equivalent to approximately $58,258 per sq ft on a saleable-area basis.

Villa Corniche is an ultra-low-density development comprising only five detached houses, with detached-house supply on South Bay Road extremely limited and public listings rarely available, according to CBRE.

“South Bay Road has long been recognised as one of the most prestigious luxury residential locations on Hong Kong Island, where detached house supply is extremely limited and public listings are rarely available,” said Jerry Yuen, Senior Director for Capital Markets at CBRE Hong Kong.

The property is situated on elevated ground overlooking Repulse Bay Beach and the surrounding mountain landscape. The Pulse, The Repulse Bay Arcade, and other dining and lifestyle amenities are a few minutes’ drive away.

The residence includes a living room, study, dining room, kitchen, master ensuite, and two additional bedrooms across its floors. It also has a rooftop, private garden, and independent garage.
