These are the most stellar property sales over the weekend

SHKP topped everybody else in the race.

SHKP’s The Wings IIIA in Tseung Kwan O and Hang Lung Properties’ The Harbourside in West Kowloon continue to dominate weekend primary sales.

According to a research note from Barclays, SHKP successfully cleared another 116 units at The Wing IIIA and have sold 670 units in total so far, helping to bring in total sales proceeds around HK$6bn.

Following this weekend’s sales, it has released another 150 units for sale. Other notable sales include 39 units at Hang Lung’s Harbourside, seven units at Nan Fung’s Visionary in Tung Chung, and six units at Cheung Kong’s Mont Vert II in Tai Po.

In aggregate, the Hong Kong developers sold 188 units this past weekend, down from 360 the previous week.

As for new project sales, Henderson Land and New World’s Double Cove III is expected to release the price list for its first batch of units this week.

This is likely to involve approximately 220 units of the project’s total 1,092 units. Elsewhere, Swire is expected to offer 50 units at the Arrezzo in the Mid-Levels for sale tomorrow (September 23) while Phoenix Property Investors is expected to offer 15 units at 3 Julia Avenue for sale on Thursday (September 25).

Other upcoming new launches to watch include Cheung Kong’s 291 unit Mont Vert Phase II in Tai Po, its 1,648-unit Hermera in Tseung Kwan O and China Overseas’ 255-unit The Nova in Western District.

In the secondary market, volumes remain subdued with five out of the top 10 housing estates again failing to record any transactions (vs. six out of 10 estates not registering transactions the previous week).

Estate agents continue to attribute the low level of activity to a lack of available for sale secondary stock. Among the past weekend’s 11 transactions recorded by Centaline, Kingswood Villas in Tin Shui Wai continue to drive most of the activities (five transactions).

For the full week, Midland’s 35 housing estates secondary volume index rebounded from 71 to 93 transactions.
