A 23-storey commercial building overlooking Victoria Harbour in Sheung Wan has been launched for sale, according to its sole agent JLL.

Located at 35–36 Connaught Road West, the building—Connaught Harbourfront House—offers approximately 36,516 square feet of gross floor area.

The building is being marketed amid recent regulatory changes by the Development Bureau and Education Bureau, which have introduced a pilot scheme easing restrictions on converting commercial buildings into student hostels. This follows the government’s “Study in Hong Kong” initiative aimed at attracting more international students.

The site sits within a three-minute commute of Central and just six minutes from The University of Hong Kong, making it well-positioned for high-end student accommodation. Hotel conversion approval has already been secured.
