The Pemberton in Sheung Wan up for sale by public tender

The 23-storey retail and office property is available through public tender.

The Pemberton, an en-bloc 23-storey commercial building Sheung Wan, is up for sale via public tender, Colliers said in a press release.

Located at 22–26 Bonham Strand, the building sits on a site area of approximately 3,817 square feet (sq ft)., with a total gross floor area of about 58,000 sq ft.

The building includes retail space across the basement, upper ground floor, and first to third floors. These floors feature open layouts with street frontage and range from about 3,200 to 3,700 sq ft each.

The office portion spans the fifth to 22nd floors, with single-tenancy floor plates of approximately 2,300 sq ft per level with each office floor including independent washrooms and a dedicated lift lobby, whilst selected floors have sky garden terraces.

“The Pemberton enjoys a prime location in the core of Sheung Wan, immediately adjacent to Central, Hong Kong’s traditional financial hub,” said Andrew Ng, head of restructuring property services at Colliers, adding that the site is near financial and professional services firms.

He added that the building is about a one-minute walk from Sheung Wan MTR Station and Queen’s Road Central.

According to Colliers, the asset can accommodate a mix of uses, including food and beverage, retail, and lifestyle services.

The firm also noted that Sheung Wan has seen activity from FinTech and Web3 companies in recent years, supported by its proximity to Central and availability of flexible workspace.

“The Pemberton is expected to attract strong market attention upon launch, appealing to a broad spectrum of investors,” Ng said.
