Office unit at No. 9 Queen’s Road Central listed for $250m

The indicative asking price is $250m, or about $18,222 per square foot—lower than recent transactions in the same building.

A full-floor Grade A office unit at No. 9 Queen’s Road Central has been listed for sale by its sole agent CBRE.

The 10th floor, with a gross floor area of approximately 13,719 square feet, is being offered with vacant possession on an “as-is” basis.

The indicative asking price is $250m, or about $18,222 per square foot, lower than recent transactions in the same building.

The property features a high-end interior fit-out and is positioned as suitable for immediate occupation, either as a corporate headquarters or an investment asset.

Recent comparable sales at No. 9 Queen’s Road Central include Units 2301–2303, which sold for $145m at roughly $18,575 per square foot; Unit 701, sold for $40m at $22,663 per square foot; and the entire 29th floor, which changed hands for $310m at $22,514 per square foot.

The current pricing represents a notable reduction from previous levels of approximately $22,000 per square foot.

Separately, market confidence in Central’s commercial real estate was recently underscored by the HKEX’s acquisition of nine floors at One Exchange Square, along with space near the Connect Hall, for a total of $6.3b, equivalent to around $42,850 per square foot.
