Nathan Road retail podium opens for $300m public tender

A prime retail podium located at 525–543A Nathan Road has been opened for public tender with an indicative value of $300m.
Positioned on a corner of Nathan Road, Yau Tsim Mong, the property comprises part of the ground floor up to the third floor, with a total gross floor area of approximately 59,200 square feet, including over 4,000 sq. ft. of ground-floor retail space, the property's sole agent Colliers said.
At an indicative valuation of around $300m, the property is priced at only about $5,000 per sq. ft., representing a discount of approximately 70% compared to nearby deals, said Marco Gee, assistant manager of Capital Markets & Investment Services at Colliers Hong Kong.
Public tender will close at 12 noon on 6 March 2026, and the property will be sold on an “as-is” basis, partly with existing tenancies and partly vacant, the agent said.
The Nathan Road property features an upgraded escalator to the ground floor, three passenger lifts, and a lobby.
The first floor is also connected to the lift lobby via an escalator to enhance footfall. The site includes an independent data centre and exclusive rights to use the external walls from the first to third floors, offering flexibility for various trades.
