Lake Silver Shopping Centre up for sale with $1b valuation

The 52,293 sq ft property is being sold entirely on an “as-is” basis. 

Lake Silver Shopping Centre in Wu Kai Sha is up for sale by tender, with a market valuation of about $1b. 

The property, located at 599 Sai Sha Road, will be sold on an “as-is” basis and subject to existing tenancies, according to marketing agent JLL.

The asset has a gross floor area of about 52,293 sq ft across the ground and first floors. It also includes 20 commercial parking spaces.

Its ground floor has a floor-to-ceiling height of 4.6 metres, whilst the first floor has a height of 4.25 metres.

The shopping centre is directly above Wu Kai Sha Station on the MTR Tuen Ma Line.

JLL said its catchment area has a population of more than 33,400 and is supported by large-scale residential developments. The core customer base consists of middle-income households and professionals.

The property is currently fully leased, providing recurring rental income.

JLL was appointed as the development’s sole agent.
