Kimberley Road site up for sale for $50m

The price represents a $2,960-per-square-foot accommodation value.

CBRE was appointed sole agent for the sale of the commercial site at No. 20 Kimberley Road in Tsim Sha Tsui, according to a press release. The firm said the site is offered for sale by private treaty with an indicative price of $50m.

CBRE said the single-sided site has a site area of about 1,410 square feet and a maximum gross floor area of approximately 16,920 sq. ft. The firm said the indicative price represents an accommodation value of $2,960 per square foot.

The site is located a few minutes’ walk from Exit B2 of Tsim Sha Tsui MTR Station and is served by major roads and bus routes. CBRE said investors have been actively seeking opportunities in student accommodation since the H2 2025.

The firm said 16 en bloc residential and hotel transactions totalled approximately $3.86b in six months and cited a December 2025 sale of the Residence G hotel at 2 Austin Road for approximately $206m, adding that unit prices rose by over 20% within a short period.
