The ground- and first-floor retail podium of Harbour View Garden Tower III at No. 2 Catchick Street in Kennedy Town is offered for sale at an indicative price of $180m.

The property, offered on an as-is basis, is 90% occupied, with part subject to existing tenancies and part with vacant possession.

It comprises approximately 24,884 sq ft of gross floor area and features floor-to-ceiling heights of about 4.95 metres on the ground floor and 4.55 metres on the first floor.

JLL, its sole agent, said the property can provide immediate rental income, whilst its strata-title configuration offers either recurring income generation or value realisation through future unit-by-unit disposals.

The asset houses the district's only cinema, alongside a 24-hour fitness centre and a convenience store. It is near the MTR Kennedy Town Station.

The podium’s practical layouts are suited for different uses, including churches, educational institutions, food and beverage operators, fitness centres, and lifestyle retailers, JLL added.
