Hotel Ease Tsuen Wan hotel and 2 Sai Kung industrial sites for sale

The hotel has 160 guest rooms and can be converted to a housing project, JLL said.

Hotel Ease • Tsuen Wan is up for sale together with two industrial buildings at Hong Ting Road Sai Kung via expression of interest, announced property agent JLL.

Hotel Ease • Tsuen Wan is located at Nos. 15-19 Chun Pin Street, Kwai Chung, occupying a 9,000 square meter (sqm) site area. The 24-storey property received approval for hotel conversion in 2013 and commenced operations in Q4 2017.

The hotel has a total gross floor area of 107,000 sqft with 160 guest rooms sized between 250 and 310 sqft. It has dual street frontage, has dedicated shuttle bus services, and is about 5-7 minutes away from MTR Kwai Hing Station, JLL said.

JLL believes the hotel can be converted to a student or talent housing project. Such a conversion could accommodate at least 360 bed spaces, according to JLL.

Separately, two industrial buildings at Nos. 1 and 6 Hong Ting Road are up for sale.

No. 1 Hong Ting Road has dual frontage and is approximately 30,677 sqft with a total gross floor area of about 100,582 sqft. It offers floor loading capacity of up to 300 lbs per sqft and ceiling heights of up to 16 ft on selected floors.

No. 6 Hong Ting Road, meanwhile, has a three-sided frontage, spanning a 34,778 sqft site area and with a gross floor area of around 76,979 sqft. It provides floor loading capacity of 200 lbs per sqft and ceiling heights of up to 14 ft on selected floors.

The two sites are zoned "Residential (Group E) 1" under the Approved Sai Kung Town Outline Zoning Plan No. S/SK-SKT/6.
