C‑BONS International Center top floors on sale in Kwun Tong

Two top-floor office levels at C-BONS International Center in 108 Wai Yip Street, Kwun Tong, Kowloon East is up for sale, sole agent CBRE said.
The 27/F and 28/F occupy the highest two floors of the building, offering two interconnected full-floor office plates suitable for large corporations, multinational companies, and occupiers seeking to establish a regional headquarters.
“Some occupiers are taking advantage of current pricing conditions to purchase premises for self-use, enabling them to consolidate operations, manage long-term occupancy costs, and strengthen corporate branding,” said Reeves Yan, Managing Director and Head of Capital Markets, Hong Kong, CBRE.

The sale includes six parking spaces on the 2nd floor of the building and two exclusive exterior signage positions.
CBRE said the transaction can be structured as either a share transfer or asset acquisition.
“The large full-floor layouts offer an efficiency ratio of approximately 79%, with highly regular floor plates that provide exceptional planning flexibility,” the property firm said.
It added that the premises can accommodate executive offices, open-plan workspaces, boardrooms, client reception areas, and employee facilities.
The property is about a five-minute walk from MTR Ngau Tau Kok Station and is adjacent to the Kwun Tong Promenade, whilst being surrounded by Grade A office towers, hotels, restaurants, and commercial amenities.
