JLL: Hong Kong data centres surge as 4.8m sq ft pipeline hits 2026

Hong Kong is set for a sharp upswing in data centre development, marking the next major growth phase for the market, according to JLL.
JLL said about 1.8m sq ft of data centre space, supporting more than 150 MW of critical IT load, was completed and ready for operation in Hong Kong between 2022 and 2025.
Looking ahead, the firm cited a potential pipeline of around 4.8m sq ft scheduled for delivery between 2026 and 2029, signalling a significant increase in new supply from 2026 onwards.
The consultancy attributed Hong Kong’s position to its role as a regional digital infrastructure hub, supported by extensive submarine cable connectivity and relatively low exposure to natural hazards.
It also pointed to government policy and land supply initiatives aligned with data, cloud, and artificial intelligence demand.
JLL said measures such as the tender for the Sandy Ridge Data Facility Cluster site and planning for the San Tin Technopole demonstrate a coordinated approach to infrastructure and land provision.
Combined with rapid enterprise digital transformation and a growing pipeline of new space, these factors position Hong Kong to capture the next wave of data centre growth, the firm said.
