Here are two chart-busting office deals in November worth HK$18.35b

They topped the largest office transactions list.

Two record high en-bloc office transactions took place on recently.

According to a research note from Barclays, respectively, Mass Mutual Tower on 38 Gloucester Road in Wanchai is sold from Chinese Estates to Evergrande for HK$12.50bn and One HarbourGate in Hung Hom is sold from Wheelock to China Life Insurance for HK$5.85bn.

They are respectively the largest and the second largest office transactions in Hong Kong’s history and both are purchased by Chinese companies. Mass Mutual Tower in Wanchai is 26-storey high and has 345,426sf GFA.

Its ASP works out at HK$36,187psf. The transaction has the highest price in Hong Kong’s office transaction history both in terms of lump sum and ASP. According to Chinese developer Evergrande’s announcement, it will pay 40% of the price by the completion date (which is assumed to be 30 November 2015) and the remaining 60% will be paid in equal portions in the next six years. The property is currently used as Chinese Estates’ headquarters.

On the same date, Chinese insurer China Life Insurance also signed an agreement to purchase the west tower of One HarbourGate on 18 Hung Luen Road in Hung Hom with a consideration of HK$5.85bn.

It is the second largest office transaction in Hong Kong. The property is developed by Wheelock and will be completed by the end of 2016. It will be comprised of 15 floors of office space in total of 357,000sf GFA and two floors of retail space of about 36,000sf. The ASP works out to HK$14,885psf. Earlier, Wheelock also sold the One Bay East (East Tower) in Kwun Tong en-bloc to Citibank in 2014.

A spokesman from China Life stated that the overseas business of China Life has been reaching new highs in recent years and the company’s assets exceed HK$150bn. He also stated that One HarbourGate will help consolidate their several offices in Hong Kong and will be used as headquarters.
